How to Survive an Apartment Hunt in the Age of Coronavirus

At least for the near future, touring apartments and homes in person may either be not possible or feasible in certain areas, or at greatly restricted due to the COVID-19 pandemic. If you are on the market for a new apartment or home, below are some considerations and tips on how to modify your search in the age of coronavirus.

Is Moving Urgent at This Time?
You may want to consider delaying your move until the coronavirus pandemic is under better control. Consider asking your current landlord for a month-to-month lease option if your lease is almost up. However, if it is not possible to stay in your current residence, there are precautions you can take in your search, mentioned below.

Take Advantage of Virtual Apartment and Home Tours
You can opt to conduct research through virtual tours online instead of visiting several apartment units or homes. This will minimize your potential exposure to the virus while still giving you the opportunity to explore your options.

When You Visit Avoid Shaking Hands and Maintain Social Distance
Once you are able to visit apartments or homes in person, be careful to maintain common sense practices until they are no longer recommended for required, such as avoiding shaking hands or touching and maintaining social distancing.

Bring and Use Disinfectants With You
As you walk through an apartment unit or residential home, refrain from touching various surfaces if it is not necessary. However, in cases when you need to touch surfaces such as light switches or doorknobs, etc., avoid touching your face after the fact (your mouth, nose, and eyes).

After you touch a surface, sanitize your hands immediately, either with sanitizer you have with you or in the nearest restroom with a thorough handwashing with soap and water. After you return home, wash your hands again. Depending on your risk level or the risk of those around you, clean any surfaces you touched when coming back into your residence and take any steps you deem necessary based on the circumstances, such as changing into clean clothes.

Have a Plan B
Because of the uncertainty of when the COVID-19 problem will settle, it is beneficial to have a plan in place that helps ensure you have a place to live if you are unable to sufficiently search for an apartment or home in the meantime. This may include communicating with your current landlord about a temporary prolonged lease or reaching out to family or friends if you need a short-term place to live before your move.

The following are questions to ask a landlord before signing any contract or agreeing to rent the apartment: Utilities – Ask what utilities and services are covered in the rent and which are paid separately by the tenant. Cable and WiFi services may also be separate or included. Parking – Parking can be costly in many big cities. Amenities – Check out the different features of the building, including fitness centers, business centers, pools, dog parks, and all the amenities in the apartment. The building should be well-maintained and clean, and offer the amenities and features you require. If you have a pet, confirm the specific type, size, and breed of pet is allowed. One of the most common questions we are asked is, “Can you rent an apartment with bad credit?” Many people we work with assume that applying for an apartment with bad credit means they will automatically be denied, but this is simply not the case. There are strategies that we can provide to help our clients when bad credit is an issue. Springtime is a great time of year here to take advantage of the comfortable temperatures outside and find some fun outdoor activities to enjoy. Spring Training is the “big deal” this time of year here in Phoenix. There are so many places to catch a game, no matter where you are in the Valley you wont have to travel far. You can buy lawn seating and bring a blanket, grab a hotdog, and enjoy a picnic while you watch the game. Even if your'e not a baseball fan (me), there is plenty of people watching and it’s a fun way to spend the day outdoors and soak up some sun! Spring is the season for festivals here and the options are endless. My Nana’s Salsa Challenge, Scottsdale Culinary Festival, the FRIED: French Fry & Music Festival, just to name a few. Of course, I have to mention hiking when talking about taking advantage of the weather this time of year! Thunderbird Conservation Park, Piestewa Peak Trails, Papago Park and Camelback Mountain are some favorites. I love being by the water on a sunny day, and Scorpion Bay Marina at Lake Pleasant is a gem. You can grab a bite to eat and a cocktail on the pier, rent boats, jet skis, kayaks, etc., you can even camp at the lake! Just chill and enjoy the change of scenery. Being that we are in the desert and landlocked, its refreshing to spend time at the water. Lastly, I try to take a camping trip at least once a year, and were coming up on a good time weather-wise to make it happen. You don’t want to freeze through the night, and you don’t want to have heat stroke during the day. Sedona is one of my favorites, and I always try to camp on a river so there is plenty to do during the day, like fishing, wading, exploring, and just enjoying the relaxing sound of the river. If you’ve never heard of Lo Lo Mai Springs Campground in Cornville, you should check it out at Lolomai.com . Especially if your group is more of the glamping type. They have extra large tent camping spots, real bathrooms (not the portable type), and even private showers. There is a little store onsite, a pool, and they even have cabins to rent! With all of these great opportunities, I hope Ive inspired you to make some plans and just get out there!

Recently we were contacted by a real estate agent in California. He was helping working with a client to find housing here in Arizona. This client, Sylvia, is a lovely lady in her 80’s, never married, no children, yet she had decided to sell her condo in Oceanside, CA to start a new life here in the Valley! She had never been here and didn’t even know anyone here! Without family or friends here, she really needed some extra help to make this move possible. During this process of helping Sylvia find a place to call home, we came into contact with a group of people, all of us working together to help Ms. Sylvia. Her Agent, Todd Bell , really went out of his way, arranging many things on her behalf, including obtaining and orchestrating moving company details.
